Roof Repair & Tune-Ups

Most roof problems start small: a stain on the ceiling, a shingle in the yard after a windstorm, flashing that’s pulled away from a vent. Left alone, a small issue can lead to extensive damage and expensive repairs — water doesn’t stay where it lands, and it rots decking and framing on its way down.

For most repair jobs, our starting point is the roof tune-up — and it’s the best money most homeowners spend on their roof. Say a tree’s been rubbing shingles raw, or a windstorm scattered a few across the yard: the tune-up covers it. Starting at $350, here’s what the tune-up includes: we go over your entire roof, reseal every penetration (vents, pipes, flashing points — everywhere sealant dries out and cracks), and secure or replace damaged or loose shingles — up to a full bundle (a third of a square) — and reset the high nails we find. A full inspection is part of the service, so you know exactly what shape your roof is in when we’re done.

Why it matters in Texas

Our roofs don’t fail from one big event — they wear down. UV bakes the sealant around every vent until it cracks. Heat cycles work shingles loose a fraction at a time. Wind finishes the job. A tune-up interrupts that slow decline: it costs a fraction of a leak repair, let alone the interior damage a leak causes once water gets in.

When it’s more than a tune-up

If the damage goes beyond a bundle of shingles — widespread hail bruising, failed flashing, rotted decking — we’ll tell you straight what it takes and what it costs. Additional shingles and decking repair are priced on top of the tune-up, no surprises. And if you’re throwing money at a roof that’s done, we’ll say that too — and quote you a replacement roof. We’d rather do that than sell you a repair you don’t need.

After a storm

Hail and wind are facts of life in Central Texas. If a storm hit your neighborhood, we’ll get up there, document exactly what we find, and give you a straight answer on whether it’s a tune-up, a bigger repair, or a complete roof replacement. No scare tactics — just what we see.
